Clear Lake and Lake County CA Real Estate Update: April 2007

So far homes and property are selling here in Lake County, California, but at a slower pace than we have seen in the last few years.
It is interesting that home buyers still have very reasonable interest rates available, yet that alone is not enough to encourage more buying activity. All around Clear Lake there is an abundance of homes for sale in all price ranges. More home sellers are competing by lowering their price and some are offering credits towards buyers closing costs, buy down rates or even down payment.

It appears that it is a great time to buy and sell real estate, so why are there not more homes being sold? Some sources believe that the stock market keeps people on edge and worried. Others feel it has a lot to do with the rise in gas prices.
We do see homes selling, sometimes very quickly, when they are priced at or below the competition. So, there are is activity when a house is priced right from the start. This appears to be a better strategy than starting high and spending months lowering the price to attract attention in order to sell it.
Time will tell what is in store for the real estate market here in Lake County and also for the entire state of California.

Lakefront Homes - There were 6 homes sold; 1 in Lakeport, 1 in Buckingham, 1 in Nice & 3 in Clearlake Park. The average price was $661,000 with a low price of $252,000 and a high price of $800,000. There were 9 homes that failed to sell (expired).

Other Waterfront Homes (channel front & across the street from the lake with a beach) -
There were 10 homes sold; 2 in Lakeport, 1 in Lower Lake, 2 in Clearlake, 1 in Clearlake Park & 4 in Clearlake Keys. The average price was $414,900 with a low price of $275,000 and a high price of $695,000. There were 12 homes that failed to sell (expired).

Update on 2006....

Here is a summary for LAKEFRONT HOMES in 2006; there were 31 homes sold. The average price waas $801,000 with a low price of $270,000 and a high price of $3,000,000. 59 homes failed to sell (expired). Currently there are 33 lakefront homes for sale.

For other WATERFRONT HOMES (channelfront home and homes across the street from the lake with a beach); there were 40 homes sold. the average price was $412,000 with a low price of $200,000 and a high price of $1,230,000. 82 homes failed to sell (expired). Currently there are 64 waterfront homes for sale.
